Our client is a highly regarded Independent Lettings Agency who offer unrivaled service across the region and pride themselves on their services levels and professionalism at all times.

The are looking to recruit a Lettings Manager to manage the teams responsible for the letting of residential properties and maintaining an efficient and accurate Property Management function to ensure the provision of seamless, excellent customer service to the 1,500 tenants they support.

This role would suit a Senior Lettings Negotiator or a candidate just taken a recent step up in to Management. This role requires excellent property management knowledge and is more process driven than business development.

Role Responsibilities:

To lead the team in the following areas:-

Property Management
- Respond to landlord, tenant and prospective tenant queries
- Ensure all managed properties meet the current Licensing Standards
- Liaise with other departments regarding managed property concerns
- Conduct property inventory checks to required standard
- Conduct mid tenancy inspections
- Advise on dilapidation charges at the end of the tenancies when required
- Produce and maintain management files
- Ensure all filing is done in a timely and accurate manner
- Prepare Monthly reporting

Letting
- Respond to landlord, tenant and prospective tenant / landlord queries
- Ensure all relevant documentation / certificates are in place prior to marketing properties
- Negotiate new instructions with prospective landlords
- Provide valuation reports to prospective landlords
- Lead and encourage negotiators
- Ensure marketing details are up to date and accurate
- Ensure team remain aware of current legislation
- Produce and maintain management files (paper and electronic)
- Ensure all payments are correctly taken and recorded
- Ensure all filing is done in a timely and accurate manner
- Prepare Monthly reporting

Skills / Attributes Required
- Previous experience in residential property management is essential
- Full drivers license
- Strong communication skills both written and verbal
- Preferably member of ARLA or have gained a NFOPP Technical Award in Property Lettings and Management
- Good organisation and administrative skills.
- Excellent attention to detail.

Package: £25,000 £30,000 pa plus monthly and annual salary bonus (meeting personal and departmental targets)
